Background

Situated at 80 Ann St in the heart of Brisbane’s central business district, Heritage Lanes is 35 levels of premium office space, with extensive retail areas, and best-in-class sustainability credentials and end-of-trip amenities. The building’s climate-sensitive design incorporates breathable spaces throughout for improved wellness and focus, while its striking heritage facade pays homage to the old Brisbane Produce Exchange, which was located on the site until the mid-1900s.

In line with Mirvac’s public and long-held commitment to improving sustainability, Heritage Lanes is targeting WELL Gold Shell and Core under the Well Building Standard v2.0 and 6 Star Green Star as built ratings. Of most importance to business leaders, workers and occupants, the WELL Building Standard is a performance-based system for measuring, certifying and monitoring features of the built environment that impact human health through air, water, nourishment, light, fitness, comfort and mind. These rating systems ensure buildings deliver thoughtful and intentional spaces that enhance human health and wellbeing.

Challenge

Now more than ever, it is important for workers from all industries to maintain their health through regular hydration. Hydrated employees are healthier, happier and more productive, whereas a lack of adequate hydration can cause tiredness, loss of concentration, headaches and other negative health effects. Accordingly, access to hydration should be at the forefront of every organisation’s wellness strategy.

The WELL-focused design of Heritage Lanes is no different. The WELL Building Standard aims to increase the rate of adequate hydration in building users by requiring readily-available and maintained dispensers for drinking water within a built space. Buildings must also accommodate a diverse range of occupant abilities to ensure drinking water is accessible to all users.

As a result, Mirvac sought companies providing products and programs in the office space to meet these requirements for WELL certification and provide the community with accessible health and wellness resources. Mirvac commissioned Billi Australia, the leader in high-performance water filtration solutions, to provide instantaneous filtered drinking for staff in the building with the need for DDA (Disability Discrimination Act) compliant filtered drinking water in designated locations.

Solution

A Cornerstone member of the International WELL Building Institute (IWBI) since 2019, Billi was the perfect choice to deliver accessible drinking water solutions across the Heritage Lanes building. Locations at each end of the office’s floor plane were chosen as sites for hydration stations. For this application, Billi’s Alpine 125 was selected to provide convenient, unlimited filtered chilled and ambient filtered water to building occupants. With its space-saving profile, easy operation and energy-efficient features, the Alpine 125 meets green building requirements and ergonomic design imperatives.

Additionally, three Billi Quadra Plus systems, offering instantaneous boiled, chilled, hot and ambient water for the sink, were installed compliant to the AS 1428 standard, which provides minimum design requirements for new building work, to enable access for people with disabilities. These systems are located on a large island bench accessible from both sides to allow full and inclusive disability access.
